Hi All,

We have a coin-op washer and dryer. Washer costs $1.50 and dryer costs $1 per load. Recently, the dryer coin machine got jammed and now the replacement accepts only $2. How should we inform about the increase in dryer charge to tenants?

Hi,

We are about to close on a multi-family property with an existing tenant. The tenant has an issue with one of the burners and the current owners are notified about it and they ordered a part for it which comes after we close the escrow. Now, in this case, who will be responsible for fixing the issue - cost of material+labor?

Hi all, 


My 2-month old tenant broke the 1-year lease and moved out of state for personal reasons. We were informed about this through a registered post which we received today. He said that we can take this month’s rent from the security deposit. 

Looking for suggestions on how to deal with this situation? I relisted the property for rent but what how should I proceed if I don't find a tenant within end of the month?

Hi all,

Our tenant has recently vacated. They have rented our home for 4 years and we have good relationship. 

They had 2 cats and now the carpet smells like cat pee. The carpet area is approv 350sq ft. 

Need suggestions on how to proceed now:

1. Should we replace the carpet and bill the tenant? or pay ourselves?

2. Steam wash and rent it out to the next tenant?

@Roman M. - the new loan officer quoted the rate that covers closing costs.

The lender hasn't done any unethical. But I feel she took advantage of us.

I clearly mentioned to her that i'm looking for lower rate. We initially wanted to do 30% down and she locked 3.75% and 2,400 lender credits. The next day my husband met her in person and asked quotes in case the downpayment is only 20%. She quoted 4% and he wanted to discuss with me and get back to her. But when I talked to her the next day, she quoted 4.125% and no lender credits. By then we only had 3 weeks to close and I was too tired mentally after shopping around for rates. So, I just feel bad that we started at 3.75 and ended up at 4.125 within 2 days. Rates were not that volatile either in the market.

Hi All,

I closed on a property last week and the loan I got was 7/1ARM at 4.125%. The purchase price is 1.5M and loan amount is 1.2M. I had to agree for the higher rate under stressful situation as I was running out of time to close. But the higher rate has been bothering me.

Another loan officer suggests to refinance immediately and he is offering 7/1 at 3.875% and no-cost loan. Is it ethical to refinance immediately after closing? I would save $173 per month in the payment.
