Post: PACE financing program

Hello Everyone,
Has anybody used PACE financing program (such as YgreneWorks) to rehab the property and then sell? I was given a suggestion by a contractor to use that to change the damaged roof in one of my flip projects, so that I don't have to put money out of my pocket and it gets carried forward with the property tax for new owner. Is this recommended or the new buyer looks it as an added debt on their house? Any suggestion/information would be greatly appreciated.
Thanks
Kal
Where do contractors usually get baseboards from? I need baseboard for my big house and was wondering where should I buy them from. Any advise on this would be greatly appreciated.
Thanks everyone!

This is just for installation, does not include tile price

That being said - check what is required by your state. Most good installers will be willing to sign a binding contract and not get paid in full till the job is signed off on. They may ask for a retainer (deposit). Everyone here is giving great feedback to make sure you are protected...and still getting a good deal.
That's correct. Thanks :)

Thanks, yes, it's rectified

Hello,
I need to install porcelain tiles in my house, however, the floor is not leveled. How much does it usually cost to install tile as well as level the floor? I have a guy who said he would install a tile and level the floor simultaneously, like marble installation, one tile at a time. He said $5 /sqft. Is that a regular price?
Please assist if you know the answer. Thanks a lot.

Post: How soon can one apply for HELOC after closing on primary home?

Hello Everyone!
I want to know how soon can I apply for HELOC once I close my primary home. To give a scenario, I am buying a foreclosure property as my primary home with a price of $100k less than what it appraised for. So as soon as I close on the house, I will have an equity of $100k.
Once I close on that, do I need to wait on certain period of time to get HELOC? If I close with $100k less price than its actual value, would the next appraisal be affected by that?
Thanks for your time!
