My tenant in Jersey City NJ is looking to break lease early. He states his reason as pending layoff - of which he is not sure but says it is inevitable in 2-3 months. I try to be understanding and accommodate my tenants' various requests. The lease is a standard NJAR format lease.. I assume it would be ok to request this tenant for proof of his lay-off - in terms of a termination letter or correspondence, before I OK his lease termination ?

I have a deal pending - multi-family house in Union City, bordering Jersey City. The house comes some unwanted extras - tenants who do not pay and live in what I consider nasty conditions (linoleum floors ripped, dirt, grime, dank air). The house itself needs updates all over. I am still awaiting details on their lease. I need an experienced attorney who can help with evictions and possible remuneration from problem tenants. Preferably in the North NJ area. Any suggestions for real estate lawyers in NJ ?

May be best to speak to a real estate attorney. Joe Scanlon has done numerous tax appeals for me. You could Google his info and reach out to him

I find that certain pockets in Greenville are promising, especially if you can buy and hold. There are houses that are absolute gems if you can put in the work to restore and rehab. You can easily find section 8 tenants for buy and hold.
It's a difficult area to flip as it hasn't made a turn towards gentrification yet.
I'd be keen to hear about your experience with rehab and your decision to either flip or hold.
