I am not a landlord (by choice) so here's my take

The FEDERAL government is steeping up and assisting those from the local and county levels and especially small businesses who are and who will be affected but the CONVID -19. THAT SAID, with discretion, the American people have been given a "choice " of to work or not to work. That said #2- the federal government has been very verbal regarding unemployment, compensation, stimulus relief, employers relief/assistance and the whole one yards, etc. I do believe we ALL ARE ALL IN AND ALL HANDS ON DECK TO HELP EVERYONE regardless if you're a tenant, mortgagee payer, landlord, etc. I know BOA, utility companies (and many will follow), student loan servicers, etc are SUSPENDED payments and being flexible with terms. Let's be understanding but not foolish. We are all given and receiving the same information. We all are taking a hit on every aspect! Good luck to all

Hello ladies!

From Kansas City MO, SUPERBOWL CHAMPS!

I am a licensed broker....operate my own firm for five years now....a real estate flipper and part time loan signing agent/escrow closer and part time residential contractor. Trying to obtain my contractor license here in a few months!

SOLD my home this year....no kids in the home....and no husband lol but lots of real friends (wink!)

“Freedom “allows u to do it all! And, I still manage to keep my hands soft ;). With any down time , I do mentor others agents (for free ) if they’re truly open minded. Thanks for this post to highlight the ladies in the “GAME!”

You IRA can hold a business (LLC) AND the LLC can hold real estate. Please consult a tax professional immediately because this question is really the ira status and what it does or doesn't so and how thst will effect you. Good luck!

I didn't read the response but my suggestion will be depending on what your long terms goals and tax strategy is regarding using credit cards. Because keep this in mind, credit cards are debt so if.....at any point....u wanted to try and get a loan....that reporting balance will be used again ur dti ration.....

Why even waste your energy if you haven't take the step in getting the property under contract. Step one.....make a decision!

Step two...believe in your decision!

Step three, based on decision, go back to why u wanted to get "THAT" HOUSE Over others. Was it because of rents? The profits after flip? Etc

Step four ....that will help u decide anything that's comes next 😕. In real estate....something.....at some point will come up?....

Not harsh just asking for you to "tap "into your goals and not a one foot in or one foot out

Denver is gonna be (if not close about now) what you see in California. Denver has only so much space..and running out of space.....new construction cannot be built on mountains, national parks etc to sustain the growth of Denver. Prices are gonna skyrocket because of no space just like LA OR NY

Tourist destination!

Mix between middle and high class

3% (or so) unemployment rate!

4% or so home price increase

Students, military

No big bang for buck but was suggested to maybe look at condos ;)

FYI one time I had a gas leak coming from my gas dryer. I washed every other day. No I didn't smell gas. And my nose is very good like a pit bull ;)

I don't know the contract laws or real estate laws in WI but I can only assume at this point.

..Take my assumptions, (maybe) as a guide to do more due diligence

#1- if they sent back the earnest. That usually means a "release from contract". If it was signed by the seller - that definitely means you were release. 100% of money back to you "usually" means, no damages to the seller 🤷‍♀️ but indeed look into that with your state statues. Even ask another outsider real estate agent with hypothetical questions ;)

#2 - I've sued sellers. I've sued brokers. Not proud to say but sometimes circumstances lead to that direction. Here's two legal terms you wanna look into....

"Anticipatory breach" and " repudiation" of contract "

Good luck and don't loose any sleep over it ;)
