While I have not rehabbed a house nor have I built anything from the ground up, I do talk to others in real estate.  One spec builder of luxury homes adds in enough money in his request for a loan to pay for his payments during the build.  This way the loan pays for the payments.  If the initial loan did not include the payments in the requested loan amount, then, I believe, at the very least, the borrower will need to pay the lender interest on the loan.  There may be a point where the borrower will need to start paying P&I even if the borrower has yet to complete and/or sell the project.

HI Debby!  I am so sorry that happened to you.  I am a real estate investor who focuses on non-performing notes.  It is the responsibility of the person who acquired the note to do due diligence to ensure the note is in a good location for resale along with many other factors.  I would definitely follow the advice of the people here and post the note for sale.  I wish you all the best.

I am new to this concept of buying duplexes. I know the comments were written 3 years ago but perhaps i could revive the discussion and move it further. I want to start puraching buy and hold properties. I was thinking that strating with a duplex instead of a SFH. I am reading the book by Larry B. Loftis. When I mention that I want to invest in duplexes, people say oh those are hard to find. Well that doesn't deter me. I think it is a good way to get started with less risk.

Hi I haven't been here much.  this is going to change.  this will be my go site for social media starting today.  I have been learning about real estate investing since Dec 2015.  I did one wholesale deal in August 2016 and just closed my wholesale deal the second Friday in April.  I hope to learn a lot from people here on Bigger Pockets.

After doing some initial research here on BP I found the suggestion is to not say anything about the big D.  Just act as if they need to sell their house for whatever reason and offer to buy it in a generic way.  I have not tested this as I have just begun to do my marketing campaign to people who have filed for divorce.

If you have the name, you should be able to cross reference it with the county tax records.  I am also from Houston, TX.  I use HCAD.org to find property listings.  This will verify if the divorcing couple has property and in whose name the property is listed.  Good luck.

Perhaps a way around saying the big D word another option could be to say I understand you may be experiencing some changes in your life.  This may be a challenge and I am here to offer you a possible solution to challenges regarding your real estate.

I was also looking for this.  I have read a few forums where they say not to mention the "divorce" in the script.  No examples of scripts as of yet though.

Hi I am starting my journey in real estate investing.  I am focusing right now on wholesaling and eventually want to help people with bad credit get into homes while helping motivated sellers with getting rid of the home the no longer want.  I am constantly adding to my buyers list.  I have a lot to learn.  I am looking forward to meeting people here so that I can stay around the campfire of real estate investing.
