@Joseph Beilke Ok cool, let’s stick to the plan. BTW I just bought a 2021 Jeep Wrangler 4D soft top so totally looking to go off-road and get into the Jeep community too. Hook me up. 🙌🏻🌴☀️

@Joseph Beilke I’m disappointed about the low turn out too but perhaps we can create a little buzz to entice more participation. I was wondering what you thought about possibly holding the event someplace fun so people actually want to go - like - today I got invited to attend a new Palm Coast Real Estate networking event at Oceanside Beach Bar & Grille.

It’s being held by another agent but I’m going anyway and taking guests. It’s called Palm Coast Rockstar Connect Networking Event (April 6 at 6pm) Now that sounds like mixing business & pleasure! :)

I’m wondering if that might create more enthusiasm rather than folks getting off work and then having a meet-up in Real Estate Office. My 16yr old daughter works there as a server and I could arrange the upstairs room. Happy to help. LMK

@Joseph Beilke March 16th sounds great. I’ll be there with another investor friend of mine. Thank you very much for organizing this meeting Joseph. I’m looking forward to meeting everyone.

@Mike Cavaliere I’m going door to door speaking with distressed homeowner 30 days or less away auction. I’m an investment Agent specializing in finding, fixing and flipping Palm Coast | Flagler Beach | Ormond properties. I went to the art institute of Ft Lauderdale for Interior Design I manage the renovation project from A-Z, then market, show & sell it for you. All you really have to do is approve the selections I present. Pretty easy deal

Yes, I just answered this question in a previous post. it’s exploding as are most Florida towns but here - we have land for expansion, lots of homes in disrepair, prime for flipping for buyers who don’t want to wait to build. I’m originally from Miami / Ft Lauderdale where I exclusively worked with investors and flipped a few of my own during what I would describe as staggering growth, I’m having Déjà vu. It’s a hidden gem. As I mentioned in the previous post, Advent hospital just announced a new major hospital going in. University of North Florida opening a campus in our Town Center dedicated to Respiratory therapy. (Talk about meeting demand!) They are breaking ground on a cultural Arts District in the new Town Center as well. The list goes on.
New Construction is taking place on just about every single street in Palm Coast. It's the second most affordable city in Florida. The last East Coast frontier as I like to call it ~ for buyers who desire an under-valued, highly rated, family-friendly coastal community that has a lot going for it and some not-so-good things too that I can fill you in on. 😐 I'm always scouring the area for outdated single-family's that meet 70% ARV minus repairs. You have to be ready to roll though because the good ones go same day. I'll be making a Rental Market Report on Palm Coast for investors soon so check back.

Oh, and I do NOT recommend Everest property management of Palm Coast. They have quite the reputation with investors.

@Julie Rolfe existing home sales and new construction are on fire here and the rental

Markets about to get better due to a new Advent health Mega hospital going in and University of North Florida medical training facility for respiratory therapist opening. Also the now expanding Town Center plans for an art district with shops.

@Dmitriy Fomichenko I would really appreciate your help in determining how to grow my money which is currently just sitting in in a IRA money market account with Synchronicity because I got nervous having it in the stock market and rolled-it over there to be safe. Now I just want an experienced investment advisor / custodian who can set this up for me in a way that plays by the rules and will benefit me more than the stock market. I looked at your web site and did a little research about your company and I'd like to discuss this over a call today if possible. Please reach out to me. Thanks
