@Moira Grajczyk if you're open to selling I have a buyer for this! Otherwise, I would check with your local zoning/planning department to confirm that you can add tiny homes to the property and what inspections/septic systems need to be set up. Are you planning on furnished or unfurnished?

@Chris Allen I would sell properties as needed. If the Fed cuts rate later this fall you'll have an easier time selling! One of my clients was a W2 employee before starting nursing school and she bought a home prior to quitting her W2 job so she still qualified. Happy to talk this through. Depending on your family situation and school location it could make sense to rent vs buy, but I generally prefer to buy if you can find an affordable home that meets your needs.

@Steve Cribb you need to send them a 14 day notice to cure. Your attorney should have one or you can find a form online. Make sure you send it by certified mail. Unless you want to do the eviction yourself, hiring an eviction attorney can be expensive. How many months do they have left on the lease? How much of a security deposit do you have? Feel free to reach out with questions. Depending on the county the property is in I could recommend you an attorney.

@Haley Elisabeth I would not sell a stable business, especially if you are new to flipping. Flips are sitting on the market longer, inventory is up and demand is down year over year. I would use hard money to start. Paying interest is better than not being able to access your money unless you can comfortably take a 100k swing in your finances. If you have enough equity in your personal home, you could consider doing a cash out refi and using that to start your flips. Happy to talk more in depth. Feel free to DM.
