I won't say who this person is but I will drop this hint: if you enter his/her full name into google followed by Baton Rouge, click on the first link and read the first review. Not mine (honest) but I sure wish I had seen and read it before I rented! This person is a clear serial offender!

Is there a registry of bad tenants? Is it illegal for landlords to share their list of bad tenants so others don't make the same mistake? I have a horrific one and I don't want anyone else to go through it again!!!

Thanks for the info! I'm looking for management coverage for single family homes. I've read some terrible reviews of a few so just trying to avoid some of the nightmares others have experienced.

Just curious if anyone would be willing to share which neighborhoods or areas they think are good for investment. I've been focusing on newer SFH with rents of 1700-2000 in south BR but find that good deals in this area are harder to come by. Also there are several neighborhoods cropping up in this area. What's everyone else's opinion on these new constructions?

I have a few units out of state but am interested in the Bay Area now that I live here. I've followed a few seasoned veterans from the area here on BP. It seems like several have strong relationships with realtors or know the market through some other means well enough to still find deals. As someone new to the area, it's been difficult to grasp how to approach and find a good deal here. Nothing seems to cash flow even positive and with many saying the appreciation market is softening significantly in the next year or 2, it seems pretty impossible to find a solid deal that will carry through a possible looking correction without destroying me. Is anyone willing to give some advice? Thanks!

Since I'm going to use his security deposit to bridge loss rent between tenants, how many days is reasonable? Up to 1 week? 2 weeks? 1 month?

@Craig Curelop No I didn't sign anything but I do have it documented on text messages. Is that ok? 

@Patsy Waldron Yes, we definitely took photos so I can show him. I'll send him an itemized list of reasons for deductions.
