I am a big Dave Ramsey fan and agree with a great deal of what he teaches.  For so many, his approach would do them world's of good.  I suspect anyone who has followed his program to get out of debt (including or sans mortgage) has probably, over the course of the journey, developed the financial skills and discernment to make reasonable leveraged real estate investments.  When it comes RE investing, I wouldn't condemn someone who does their homework, knows the numbers and takes reasonable risk relative to the potential return.  Just remember when you do score big, Dave also promotes exceptional generosity. 

 I am with @David Midgett - I think you'd make a great hands on / active mentor.

According to an IRS revenue officer I talked to on 2/27/14 about a similar situation - in order for the IRS to release alien the purchase must be by an unassociated party (i.e. not a brother-in-law) and at appraise value.  Then the proceeds goo to the IRS through escrow.  You can check out IRS publications 783 (Google it) for the IRS instruction on how to get a lien released.

I talked to an IRS revenue officer yesterday about a property with a county tax lien against it as well as an IRS lien against the owner entity and al property (multiple) owned by the entity.

The IRS guy echoed what @Wayne Brooks said "We almost never redeem."  He said check out IRS publication 783.

Tax deliquent properties are auctioned by the county at a constable sale.  The winning bidder gets a tax deed, not a lien.  However the original owner can "redeem" the proprty by paying the new owner (auction winner) the bid amount plus a penalty. The redemption period for non-homestead and non-agricultural is six- months. Otherwise it is two years.  The penalty is 25%. As far as I am aware all TX auctions are live, on the first non-holiday Tuesday of the Month - nothing on line.

Texas is a bit of a hybrid.  It is a tax deed state with a right of redemption.

Try to google county name +'"appraisal district" or + "appraiser"  or +'"proprty tax" or + "GIS" or "Propert search".

Many county sites will have an area wher you can search by address or owner name.  If you don't know the owner name or address, try searching for you name or address.  Then look for a "map" hyperlink.  That will likely take you to an interactive map with your proprty highlighted.  You can often pan around and click on other parcels to display the owner and property info.
