 Very good point, snowbirds have a big interest in South Florida for the winter. Also, lowering the rent is not a bad idea either. The longer the apartment sits the lower the asking rent may go, not based on the property just based on time on market. Lowering rent and getting a  piece of something is usually better than getting nothing - in my opinion.

 there has been more multifamily construction in South Florida, primarily new builds of A properties. I don't think it is spiraling, and there is still a large number of people moving to the area for work. I know Facebook can be a good place to find renters, another place that I have seen people have success is on craigslist.

Is this a dead rental season? Is it a new market reality that rents are 10% lower than 2 years ago? I spoke with 2 realtors and they said rental market was good, at least as usual.

 Hi Vera, have you looked into shorter term rentals? 3-6 months would probably bring in a tenant and allow you to rent out your apartment. Also, Have you tried advertising on any platforms?

 Hi Yaima, That is great, best of luck! What are the properties you are most interested in? I like the PBC and Broward county areas and see a lot of potential for continued in migration to the area, especially among people who will be looking to rent!

Hi Will, I would definitely check out the bigger pockets podcast's on money, and real estate. There is great content in both of these podcasts. The great part of the podcast is that the guest specialize in different areas of real estate and have differing levels of experience. I have listened to a lot of real estate podcasts, and BP podcast is definitely the best podcast I have listened to. 

As Andrew said, make sure to connect with other investors through REIA events and meet ups and that can be very helpful in assessing the learning curve and being able to connect and learn directly from people who have been in your situation.
