 There are a lot of great markets out there. The midwest has been seeing a lot of capital migration to the area. Columbus is the second largest city in the midwest and has seen continued growth, other markets in Ohio that offer a great opportunity are Cincinnati and Cleveland. Indianapolis is a great market and is continuing to grow, the city of Indianapolis is 12% of the state of Indiana. Detroit is another area to look, there is growth in the area and more jobs coming. Kansas City and St. Louis are also good areas to look. 

There are more risks investing out of state if you do not have a solid team, and experts on the market on your team. You will need property management, contractors, brokers/agents, wholesalers. Do your research on the market you are looking to enter.

I have not had any experience but have heard of people having issues with violations and have let me know that the process was relatively simple, and could be done quickly.

 Hi Ashley, would love to connect. I have seen a lot of interest in South Florida for flipping. You have mentioned a lot of markets, that is great that you have a somewhat narrow search. However, I may recommend narrowing your search a little more and digging deep into those specific markets. If you need anything feel free to reach out, would be happy to connect.

It is an expensive market, there are still deals to be found. I would definitely recommend checking out a local REIA, there are a lot of meet ups in the area that can really help in networking and getting in touch with more people.

 I have heard Independence Title is a good company and works with investors. Attending local reia groups will be helpful in connecting with other wholesalers and investors who may be able to give you more insight into which title company to use. Good luck!
