I think that it depends a lot on the type of strategy / strategies you are looking to implement in your investing. Some areas are better than others for investing in buy and hold, other areas may see a higher appreciation in a shorter amount of time. With appreciation you are speculating more, and the risk you are taking may be higher, but return could also be greater. If you are looking to buy for cash flow and go through numbers there is still risk, as there is with any investment, but you are able to potentially have more control over your investment. Also comes back to the type of property you are looking at investing in, residential properties are heavily influenced by comps in the area, and multifamily properties over 5 units are evaluated differently and take more note on the financials that are associated with them, and the cap rate of the area.

Hi Jamile, Biggerpockets is a great way to connect with other like minded and motivated individuals. I would 100% recommend going to local REIA meetings and meet ups, you will be able to continue learning from others who are further along in wholesaling and investing, and also connect with investors looking to buy properties in your area.

Some places online may be cheaper, also depending on the amount you are planning on getting will be able to lower price pretty much.

Hi Brit, BP is a great place to connect with other like minded individuals and learn about deals that others have been doing. There are great resources and sounds like you have been utilizing them. I am very excited about the south Florida market and think that there is still a lot of potential for growth. @Leo Jurado is in south Florida as well and is looking to get involved in flipping as well. He may be a good person to connect with, in speaking with him he is hungry and very focused on building his real estate portfolio.

Social Media / SEO / Google ad words, all can be helpful if you have a site set up.
Going to the county office and getting lists of divorces, foreclosures, absentee owners etc. will be helpful, then you can send direct mail, look the people up and either knock on doors or cold call. Also going to REI meet ups and getting advice from others and working to grow a network is also very helpful.

I know many variables are in order, such as location, school, etc. Its a A grade property/location/schools in Miami, FL.
