Been there!  don't worry!  You are not alone! Check out many of the respondent's websites for help! Many experienced Investors can help!

I hired a Indian Virtual Assistant to prospect, deal with Sellers, and flip the house for me.  I made about 6k off a single transaction while I paid him $3.90/hr.  (*Total deal cost me less than $400)

 Well, it largely depends on what you see yourself doing.  It's not necessarily about size.  It is about culture if you are an investor.  The larger more traditional companies can be a bit of a pain IMHO sometimes, but if they are a 100% commission house, then it generally doesn't matter.  

Passing the test should be fairly easy if you paid attention in class and study the test questions they gave you.  They many times are recycled test questions so It can help prepare you!    Get that test knocked out, and then get your dreams!

Yep! The MLS is the hands down BEST advertisement for discount "wholetail" property IMHO.

May I propose an alternative theory?  Instead of shying away from the wholesalers, recognize that they are going to be making offers anyway on MLS property. Try helping them, offer to help provide comparables (which is why they are low in the first place) in return for any of the leads that they find that thy can't use. One hand washes the other. You aren't paying a referral fee, but providing help.

They are much like new agents, they mail out Yellow Letters, postcards, bandit signs, etc. and create a lot of prospects many times.  However, they do not typically have the ability to articulate things clearly with Sellers, or close deals.  As such, that can be a convenient lead source for you if you take a longer term view on it.    

Made a pretty good career out of that myself.  Just saying!

p.s. (Additionally, they are a great thing to add to your COI).
