I would agree with @Joel Owens , BP is a great place to learn and in some cases, get business. I've met and JV'd with a bunch of people who listen to my podcast or read my blog after they found me here.

Thanks for the shoutout @Stephen Chatto , To me, a script is simply a set of pre-arranged questions that you have before you so you don't get nervous and forget to ask!  


To me, the most important question you can ask someone is "What happens if it DOESN'T Sell?"  Many times, an astute investor or Investing Realtor® will be able to detect if there is true motivation by the way they answer this very simple question.

In short, it takes time, tons of questions, and effort.  However, if you are willing to put in the time and effort, I have all the questions you need.  Simply email me if you like and I will be happy to send you a free script book that I have given out for a couple years that Wholesaling Investors seem to enjoy!

Keyword Planner is what I used when I wrote  "It FINALLY Happened! The Motivated Seller Called ME!".  My preference?  Use Craigslist ads creatively,aggressively, and tactically to get responses like this!

Disclosure stops that emotional reaction in it's tracks. 

If you feel safer investing by utilizing a required disclosure statement and release I'd say go for it. Having something in writing is always better than the dealing with the headaches and time lost later.

Joan, that is an AWESOME question!

I wrote about that on my blog one time, "Real Estate Agency for Realtors® who Wholesale!".  Things ARE different for Realtors® who Invest than the unlicensed!  For example, in my home State of AZ, a licensee who improperly discloses could result in treble damages of your gain.  

For example, if you wholesale a property, and make 10k, and improperly disclose, the damages CAN be 30k!!  Ouch!

Fortunately, the NAR Code of Ethics is pretty clear on the advantages of the Wholesaling Realtor®. As a matter of fact, Article 4 is a blueprint on how Investing Realtors® can act. 

If I were you I would pay particular attention to Article 1 (Treat all parties honestly); Let them know you are acting as a principal in the transaction; this is obvious.   However, what is lesser thought of is Article 2 of the Code.  (Avoid exaggeration or misrepresentation of the facts)  which means that we need to be honest about the values, and stop padding the CMA or facts with irresponsible comparables.

Finally, Article 4 of the Code of Ethics is a very specific "How to" for agents when it comes to the issue of "Flipping" or Wholesaling real estate for the Realtor®. Not only did my article cover it in specifics for Wholesaling; but the National Association of Realtors® did write a very good article on the issue of Investing for Realtors®.

Anyway, thanks for asking that great question!  We need to talk more about that as professionals!!

Congrats on becoming a new agent! Don't wait to become a Realtor®/Investor! You CAN and SHOULD wholesale deals as a Realtor®! I'm a broker w 18+ years experience as an REO, Short Sale, Listing, Buying and every other kind of agent you can think of.

As a Wholesaling Realtor®, you can use the leads that don't want your price as a listing lead, and make WAAAAY more money on a wholesale deal than a commission.  

Just my two centavos my man!
