Here's a common one: when you evict a tenant and they had the electric turned off but left the food in the fridge.

Numerous bugs had laid eggs in the appliance (flies and fruit flies) and the old chicken stunk badly. I not only cringed, but dry heaved again and again, and only got through it by imagining myself walking into the prothonotary office and filing a lean against the tenant for money owned.

Step 1: Emulate Dr. Evil. Use the funds to build a Secret Volcanic Lair, clone a 'little person' version of yourself, and use your evil R.E. supervillain powers to battle Brandon Turner. 

Step 2: Oh, and for my amusement, please use any spare money to hire a team of copywriters and designers to make funny memes about Morris because I enjoyed those greatly. Or better yet, make a dozen robot versions of him that dance in unison and attempt to renovate homes but fail terribly.

In my market (Erie) it's easy to meet the 1% rule. One can meet or exceed the 2% rule if they're willing to buy value-add; these properties are c-class properties but that's what I mostly buy and manage so I'm comfortable with the typical c-class hassles.

We all knew this was the case; Trump alluded to it in the debate with Hillary (Trump stated, "That makes me smart." when attacked about his taxes). 

In fact, there are plenty of politicians who know the laws and do the same by owning real estate; and that's why I believe these laws will not change anytime soon, so investing will provide them, us, and anyone else tax incentives. 

What Trump did is legal, and it's smart for anyone to do the same to avoid paying ridiculous tax amounts.

I lift weights 3X a week and have been ever since I was in my early-20s (before my early-20s I worked out off and on). Lifting weights helps a lot with my level of stress.

I need to up the cardio; having a dog to walk/go on hikes with is what I need to do. 

I eat healthier than 98% of the population but can always improve on that. I do my best to stay away from sugar, dairy and gluten as it causes inflammation in my body and don't drink much alcohol.

I'm assuming you're getting some new business from landlords who are fed up with their local PM and you likely notice a theme - some PM companies are losing business more than others. 

These are the ones who I believe would be more likely to sell - if they're consistently losing accounts they're losing money and are more likely to sell VS another PM who is balling out and is growing or at least maintaining accounts VS losing them. 

I would also look at Google reviews and look for bad reviews, especially reviews written by landlord customers and not tenants. If they're not making their landlords happy they're likely losing accounts (if you're extra savage I would recommend trying to contact the unhappy landlord reviewers and asking to speak with them so you can manage their properties). 

It's a lot of outside-the-box thinking, I reckon.

They're affiliated with Uhaul. I've hired guys to remove items from evicted tenants' and have hired them several times when I've moved as well.

Most of those shows bore the hell out of me - especially the 'high-class' reno ones. 

The flipping shows are the ones I tend to like. I enjoy Zombie House Flippers (they got rid of the one super serious guy I didn't like and now have the two original guys and a lady on there which is good - it's a fast-paced show, it's interesting, and holds my attention despite it clearly being sometimes staged for effect). I think I Iike it because they're dealing with a lot of crappy homes and I enjoy seeing the reno along with the reno numbers.

I also liked Flipping Vegas (which was on way back in the day) despite the main guy and his wife being super bougie (I think I enjoyed seeing how they worked through all the problems; that and the guy was doing it after the crash which I admit, was appealing to watch as he was buying the homes cheap).

I like Property Brothers as well, but can only take small doses of it as it's like the same episode over and over. 

Most of these HGTV shows just bore me too much. I think it's because a lot of them deal too much with things I deem boring and frivolous like their personal life or too much about how they drove to some barn, reclaimed wood and blah blah blah. 

I buy and fix up crappy properties and like to learn new ways of doing things. These shows need to teach me some tricks.

I would make certain the seller PROPERLY fixes the leak PRIOR to closing. 

After the repair - but prior to closing -  you should pay your own tradesman to make certain the leak has been repaired properly. 

You could also ask for a set amount of funds to be placed into escrow (for a set amount of weeks after closing) to ensure the repair(s) have been made properly.
