Post: Dogs barking disturbing my guests

Call animal control. It helps to document the barking as proof. The first time they'll likely get a written warning. After that, they'll take it more seriously and in the event they're taken to court you will likely have to attend as well. 

Have your guests film the dog barking as proof. 

I had an issue with a barking dog and sent a video link to animal control every single time. Then the dummies with the dog lied and claimed the dog had died when it hadn't (bizarre, I know). When that happened (I sent him a photo of the zombie dog, alive and well) the prosecutor was so enraged he went after the owner, who kicked the losers out of the property and there was no more barking.

I don't agree with everything Cardone says as whatever he states typically tends to lean toward what benefits him/what he wants to happen, but I agree with him in this instance. 

Investors are buying and new build has been lagging for many years. 

Is it a good thing for communities? It depends. 

If the investors are greedy slum lords it's not a good thing, but if they're solid investors who want to improve the property (and therefore the neighborhood) then the neighborhood will benefit. 

Of course, one could argue the improved property is so the landlord can get a higher rent, which some would argue as a negative, but the community and neighbors will benefit due to the fact the property is improved and the tenant pool is likely better due to it being a nicer, more expensive property.

I would not. If I wanted to dress 'cutting edge': I know plenty of women who have style sense and would gladly take me to the relevant stores to show me what to buy to make me look nice. I can think of a better way to spend $1000 (like a nice vacation). 

PS. I must admit, on most days I'm dressed like a vagrant as I'm working on my rental properties in one form or another (today I painted a kitchen) but I do have some nice threads to go galivanting around town in.

And I agree: the most successful people I know are very down to earth. They may have nice cars but the one they drive most is typically nothing special and you would never guess they were as successful as they truly are. The people who dress super flashy are often crumb bums.

I like both. Real estate is king as far as what takes up my time and pays the bills but I still invest in the stock market. 

I mainly buy mining stocks as well as good paying dividend stocks. As Kevin O' Leary stated, 70% of money earned in the stock market comes from dividends. And so I look for good, strong companies that have a 10%+ dividend.

Post: Unresponsive tenant - what do I do?

If a tenant is unresponsive I post a paper on their door telling them to contact me. I then swing by later that day or the next day: if the paper is gone I assume they removed it. 

I never had an occasion when they didn't respond after I posted on their door.

I remember a few posters who were very well established on BP forums who deleted their accounts when BP changed their format roughly two years ago. I can only imagine what would happen if a thumbs-down option was implemented; I think it would be abused and the mods/BP customer service would be dealing with complaints. Person A would get a thumbs-down from Person B and in retaliation Person A would thumbs-down several to many posts posted by Person B.

It's annoying enough when I take the time to post and the OP doesn't respond to me or any of the other posters who took the time to try and answer their question.

If someone gives a response that is blatantly bad, chances are, they'll be called out for it in the thread.

I'm beginning to see a few in my market. Most need some work but the prices are realistic and money can finally be made on them for a buy-and-hold. 

But the REAL FUN WILL BEGIN as inventory rises. 

When that happens the sellers who need to sell will drop prices and that will cause other sellers who need to sell to drop prices.

Couple that with the fact a mortgage costs 60%-70% more than it did prior to the interest rate hikes as well as the fact the economy is going to take a hit (the purpose of raising interest rates is to lessen demand and unemployment is a casualty/direct relation to this) and there will be fear in the streets.

The sheep will run with the fear they see around them and the deals will continue to get better. The key is to know when to jump in - I have no clue what the bottom will be but I do realize a lot of investors will jump in too soon.

NO. Which is why I stated one would need to REFINANCE (and pay off the FHA loan) prior to getting a separate FHA loan....
