Interesting idea but a few issues:

What laws say about the deposit. : In Alaska I can only collect three months of rent total at a given time. Next, you have to argue that you've earned the right to keep that amount of money, where as a "rent" is already non-refundable.

What crowd you will get: On super great deals, you get a million calls, a million low "C & D" type tenants, and is that ever worth it for that much work when the property is just fine. Stay in the middle on the price and quality and deals like this won't be needed.

Lady had 5 kids in a two bedroom with only a part time job and on state money to pay rent. If eviction happened, she would be homeless and never can get state funds again. But she couldn't afford her partial rent and destroyed the place - $12k in damages alone.

Make sure you learn about the landlord laws here. They are statutory laws - meaning up to the judge at the time of ruling, even it you are technically right which the written section of the laws. I had to try a person three times and the judge still didn't kick them out while still behind in rent and all repairs finished and unfounded. :)

It is about the relationships that you build.

Yes, it is very true that you find the deal, cash will come.

If you have a good resume, cash can also follow.

It takes time and lots of reading and building relationships.

P.S ADN has hidden posts at times. Several State Farm people have funds also.

Congrats on the property! I know that it can be slim pickings right now in Anchorage and the Valley. Very happy you did this to add to your retirement plans and your future for your family.

I'm also doing a education training event on March 20 at Jitters in eagle river at 5:30. It is purely educational and not a sales pitch. In short, there will be different people on the panel and you get to ask questions for them to answer from different mindset. This can help you stay informed so you won't make any major mistakes on your rental or at lease know who to call for consulting when you need it.

Hi,

Do some research, you might not want a CPA. You might want a tax + bookkeeping person + a wealth advisor. Sometimes you can get feedback from three advisors and then make a choice that works for you. Just depends on your goals.

Some people local at REX like Cathleen Hahn. She is a local CPA that does rentals and hoa taxes.

I'll also be hosting free educational seminars over the next few months at Jitters where we will have a wealth financial planner. The seminar is set up of panel members where you can ask them questions for free!! Pretty Nice. :)

I personally send my clients to Cindy Dillard / [email protected] / 602-368-3588 / Yes, she is in a different state but does a great job with tax strategy planning for real estate investors that make it a business rather than just being an accidental landlord.

I agree with @michaela graham.

The answers a tenant gives will be dependent on if they are in good standings or not. There are companies like www.rentrange.com that are comming out with rating systems that are based on the comanies numbers, such as vacancy, reserves, trust account violations, and so on. Those scores will be based more on the company ability to turnover and be reasoable on maintenance.

Hi,

Rentrange.com is another great product. There is a fee but in life the saying is "you pay for what you get". Also, rent range is working on a product to rate property manages for banks and other clients.
