Hi Dean - we had access to a DSCR product until a couple weeks ago - it's currently paused, per my conversation with one of the loan brokers I work with. Maybe it will come back. Reach out to me directly if you want the contact.

You are going to need to check lenders in Puerto Rico - very few US based lenders lend in PR.  I believe Sunwest is one.  Otherwise go to BPPR, First Bank, Oriental, and the local Co-ops.

Hello Jose, most of the US mainland banks are not lending in Puerto Rico. There are also not as many options, for example, there are no HELOC products in PR (although it is possible to get a 2nd). You might be able to get private lending and there are 1 or 2 hard money lenders here. I would suggest bringing on a partner or better yet, if you don't own the property yet, ask the seller to carry back the financing. Reach out to me directly, we are located in the San Juan area.

Great thread! If you are interested in Puerto Rico real estate, there are a lot of opportunities here. Since your fiance is from Puerto Rico, you have a local advantage and language skill in this market. I'm from Los Angeles. I sold all my properties there 2 years ago and invested in Puerto Rico instead for several reason - much lower entry price point, much more friendly laws for STR, tax incentives for STR and better business climate compared to LA. Please contact me if you want more info about the real estate market in Puerto Rico.

Quote from @Matthew C Dominy:

@Duamel Vellon I am also looking at this as PR has been on fire for a while now from what I hear

@Kathryn Morea I don't have plans today so won't be able to attend your meetings any time soon, but as a hotel veteran, I would like to hear about opportunities in PR. Also, do you see continued strength? Did Hurricane Ian affect anything?

Hi Matthew, I would like to tell you about the opportunities however BP deleted my post.  Between 98% of PR being opportunity zone and a 40% of total investment back to investor in the form of tax credits for hotels, there are lots of reasons to invest in PR.  Please DM me for more details.

Hi Duamel,

I'm invested in several commercial projects in Puerto Rico.  Mostly along the lines of hospitality, small hotel type projects.  I run a real estate investors group so we often discuss this at our meetings.  Feel free to reach out to me directly for specific questions.  Are you visiting the island?
