@Lori Greene it’s about how if we go it alone we only have so far we can get and grow , so our potential is limited or capped but if we join forces and work as a team and build others up in turn others build us up our potential is unlimited and we blow the cap right off ! Basically we are better when we do it together .

@Joshua Villafranco I would say go for it ! I wouldn’t worry too much about the interest rate if still cash flows . 30 yr us rate as someone else mentioned . I purchased a single family with owner financing and the rate is very high 10% but the property still cash flows great and I will most likely sell it as part of a package or sell it for a profit at some point .

@John H. I use stessa to track my portfolio worth/return on a basic level, nice as a quick overview but I don't connect my accounts etc I like that its free :)

@Brandon Hayes Hi Brandon, I used a private lender ( family member) for a 18k down payment actually wasn't conventional now I realize but it's definitely easier using investment purchase loans etc and OPM. Some great advice on this thread.
