I buy my insurance through and independent licensed agent. If you can I would try to find an independent agent. They are not tied to one company and can find you the best rates and coverage. It is true they work with cretin companies but for my purposes it works for me. My guy dose all the leg work for me and presents me with a several options when I need any thing. I would give you the name of my guy but he is not licensed in FL. Hope this helps!

I would start an LLC or Corporation tomorrow. I know there is a cost involved in doing it but It will be worth it if there is every an issue. I do not know much about California law but, if a person is hurt on your property and you are not a corporation or LLC and thy deiced to sue you not only are you liable but in some states and areas (again not sure of Cal) all of your assets including marital assets can be attacked. This would include any Money for college funds, retirement, ext. After you have set up your LLC or Corporation you should transfer you business properties to that entity. Then the insurance policy will need to be written for the corporation or LLC. Having the policy is a GREAT idea and I know they help me sleep better :)

I have read many of your post and I feel you are very constructive and always kind. I could look for more posts as I don't keep track of thing I see unless I would like to references it later. And yes I feel that people are more afraid of asking the wrong question and getting pointed out. It is just an observation I could be wrong. It dose not happen often but I am wrong every one in a while :lol: .

Below are a few comment I have come across. I was simply making an observation and Josh if I have offended you I am sorry I was simply trying to provide reasons why people may lurk. I have been involved in Real estate investing my entire life. My father is involved in real estate investing and have learned from his business my entire life. I am now involved and working in several areas of real estate investment I am by no means a newbee to the real estate world. I have posted a few comments below that I have come across. I do think the main goal is for people to learn and make things happen and better themselves. And I agree asking questions and getting involved is a good idea again learning is the key.

You may want to consider a Mobile home park in an area that has "Snow Birds". People from northern areas that move to the south for the winter months. There are several mobile home parks in my area that only operate seasonal and make a very good profit. I considered a purchase a year ago and they had GREAT financials. It was purchased before I could even make an offer!

My favorite is that I set the spam filter then the e-mail address changes and it comes to the in box. The best part is it is about 3am and my cell phone beeps to let me know I have e-mail!

Ok I have just read this entire thread and voted and quoted Mr. Weese. I know I do not have a thin skin but I do keep from posting on topics because I don't want to get jumped on. I don't mind a debate ext but am going to ovoid being jumped on if I can. I do post and ask for more information but in some threads people are told that its all fake and there dreaming. If you wold like an example I would be more than happy to provide. Just my opinion and if you want to jump on my comment feel free :lol:
