Post: Landlord Lunch:Short Term Rentals ~ Airbnb vs VRBO

Short term rentals (STRs) is the official name for Airbnb type of rentals and they are changing the world of buy-and-hold investors. After taking off around 2014, municipalities are beginning to pay attention. In some cases they are open to the concept; in others, not so much. Two things we know, property owners love them and in most places, they are not compliant with current codes.

Logan Humphrey is an Arkansas native and built his Airbnb business while in graduate school as an additional stream of income. While attaining his master's degree, he founded Cohobnb, a Short-Term Rental Hospitality Management company and has since grown the company to manage over 23 properties, while hosting over 800 guests. Logan considers himself a lifetime learner and entrepreneur at heart. He'll explore with us:

  • Airbnb vs VRBO vs other platforms
  • STR or long-term rental ~ how to decide
  • Understanding profitability in the STR market
  • How NWA cities view STRs and are changing codes
  • Why the most profitable STRs are Tree Houses

Join us tonight for a great discussion with someone who has studied STRs, rented them and now manages them for others. If you've ever considered this investment strategy, you'll want to attend.

If you're a Rookie Investor who hasn't yet "pulled the trigger" or just getting started, you'll enjoy this friendly group that gets together to network, share projects and learn from each other.

From time to time we come across a member who started out a Rookie - just like you - who has gone on to build a successful portfolio. You'll meet just such a winner tonight.

Cheri Hayes is the owner of OP2YP which stands for Our Property 2 Your Property. It clearly states her motto as well as her way of doing business. She has worked for Walmart stores in real estate, a title company in underwriting and closing, and in residential mortgage lending. She comes to us well recommended.

Cheri began her investing career 16 months ago and between then and now has accumulated 16 investment properties. That's about one per month! She'll share with us:

  • How she got started
  • Her big Why
  • How she built her team
  • Why partnerships were a huge part of her success
  • Her philosophy of giving back

Join Cheri and your fellow investors and hear about one person's 0-16 properties and how you can do the same. Pick her brain about what worked, what didn't and how she continues to leverage her partnerships to add to her portfolio.

While you're at it, enjoy a great dinner at San Miguel's. See you there!

We've all done it. We jump right in looking for properties and after writing many offers on many properties, we get one. Oh boy - now what!

Okay, you tell me you've read the books, watched the webinars, even gone to some seminars (usually the free ones). They all tell you many ways of acquiring properties. What most don't teach is how to make a plan.

Brant Barnes is a founder of REI NWA. He owns a Shelter Insurance Agency in Fayetteville, Papa John's Pizza stores, a robust flipping enterprise and has bought and sold everything from houses, condos, land, cars - even airplanes.

Brant will share key pointers on how he successfully manages to keep them all working and making cashflow - with a Plan! He'll talk about the components needed including:

  • Research
  • Detailed timeline using your research
  • Detailed budget and financial expectations
  • Analysis of how close you came to reaching plan goals

Let us know you are coming!

Join us tonight as we learn how to put together a plan that fits your individual needs, skills and goals. We'll discover how to craft an investment strategy because if you don't know exactly what you're trying to accomplish, you are doomed from the start.

Everyone is looking for an affordable builder. Cheri Hayes is a member who has developed a relationship with a builder who is allowing her to build new construction single and multi-family properties. She is bringing him to Builders Circle to share how they work together and:

  • How they found each other and began working together
  • Just exactly what is "Affordable"
  • Where they find land that makes the numbers work
  • Is building affordable commercial projects a viable strategy

Matt Zachary is the owner of MTZ Construction in Bentonville. He builds single- and multi-family residential housing as well as commercial projects. Matt has a keen eye for the bottom line and how to build mid-range properties that make sense to a small investor. Through his working relationship with Cheri Hayes, he has learned the mindset of investors and how to make the project happen.

You've heard about the benefits: Deferred capital gains tax ~ Change types of properties covered ~ Greater income potential ~ Property consolidation. So why isn't everyone doing it?

The rules around this money-saving strategy are strict and can significantly affect how you manage your Exchange assets. Laws frequently change and can be difficult to keep up with.

Katie Papasan is an in-house attorney, commercial closing agent and provides 1031 Exchange qualified intermediary services for City Title and Closing. She has a background in real estate transactions and corporate governance. Katie will cover all these issues and discuss:

  • Benefits of 1031 Exchanges
  • New laws affecting requirements
  • Restrictions on operation and management
  • Tips for legacy planning strategies
  • When a 1031 Exchange is not right for an investor

Join Katie and a savvy team from City Title and Closing for a fascinating discussion geared to help you keep more $$ in your pocket and plan a legacy for your family. Network with other investors and have a great lunch at Mimi's. See ya Tuesday!
