There is a (fairly new) social network called nextdoor.com.  Their mission is "to use the power of technology to build stronger and safer neighborhoods".  On this site, members can ask for a vendor referral.  Members can also give feedback regarding a vendor with their neighbors.

.    Did you know that if you own a rental with between 5 & 9 units, you have until the end of this month to register according to the city's new Rental Registration & Inspection Ordinance?  If you a rental with 1 - 4 units (including single family homes and condos), registration deadlines will occur on a rolling basis determined by the rental property's zip code, with the first deadline due by June 30th, 2015. 

     You can find details about this ordinance including the registration deadline schedule and information about inspection standards on the RRIO page of the City of Seattle's website.

Tacoma single family investment opportunity synopsis:

-This property is not listed on the NWMLS

-The seller is willing to sell at a price that will pay off the mortgage (amount owed is approx. $115K, plus a $5K fee to the individual that is willing to assign the purchase and sale contract to you. As your buyer's representative in this transaction, my fee is 3% of the sale price.

-I pulled comps in the area a couplet of days ago and the 2 comps I found sold in 2014 for $189K and $197K, respectively.

Brian, thanks for sharing current lending rules and exceptions. I agree with Morey, that one should be wary of Craigslist ads.
