What improvements should be made in a property if trying to increase appraisal value in Texas. I am submitting an offer for a multiplex and it needs some tlc. What do I hit first? I am trying to keep as much money in savings right now until I get the feel of things. This will be my first property. I will also be a landlord, sincerely novice Texas investor.
Maybe listing in order from greatest significance to least : flooring, new paint on outside, metal roof, central ac and heat in each unit, landscaping, updating restroom (shower, countertops), kitchen counter tops

@Derek Harris thank you for responding. I understand. I put a bid in today for that property. It has become a bidding war so we shall see what happens. I do believe there are investors with full cash offers but one can dream & keep trying!

I am in search of a deal. I have been stalking the market for close to a year now and I have found a property I am interested in. I am waiting to see the property hopefully later today. In the mean time I have spoken with lenders to get a pre-qualification. I received one a few months back but can’t remember with who or any of the info. My concern is that most of them want me to get a pre-approval, which is understandable but I have not even seen the house and do not know if it’s worth running my credit. I am planning on buying when I find the right deal but I want to timing to be right. How much does it affect your credit? Am I over reacting? I am also waiting to take my realtors certification so I feel like maybe I should hold off on looking until I can represent myself so I can use my commission. So many things up in the air.. please help. Yours truly, novice from SA Texas
