@Katelyn Bumacod San Antonio and New Braunfels are great for growth, affordability, and things to do! If you are going to want to rent your first home out I would discuss this with your realtor. They should be able to show you what has rented in the area in the last 6-12 months. Depending on what your monthly payment is you may find out that the house will not generate any income for x amount of time, orrr on the flip you may be able to generate some income after that first year. It also depends on how you are going to calculate cash flow. You will have to be approved to carry two mortgages as well from a lender if you will be doing this the traditional financing way. There are lots of things to look at and consider as for location and the property itself. I would look for homes that already have a new a.c. and roof. Or at least that have been replaced in the last 2 years. Also, if you look in the New Braunfels/San Antonio area be aware of foundation issues. If a house has had foundation fixed I would really look at and ask questions about the warranty. Is it lifetime? Transferable? The NE side of San Antonio has soo much movement as does New Braunfels. The North West side seems to not have as many homes with foundation issues. If you are wanting to find a fixer upper. The times are very competitive for homes like that. Finding a home in a good area with good bones and adding higher end finishes I think is a great option too.

If you are interested in lower property prices maybe consider South Texas. The Mission/McAllen/Edinburg area has many multi-family homes available. The area is growing and just recently Elon musk noted he was going to need engineers and other professionals to join his team down there. He also said he was going to invest 20m to Cameron county schools and 10 million to Brownsville down town revitalization. The valley had a lot of potential! I recently referred a client to my industry partner down there and my client closed on his 4plex & is satisfied!
On a separate note I agree with what Neil said 110%! I think it all depend on your goals and risk tolerance/management.

@Ian Hurdle I am from that region. Moved to SA two years ago. There is a realtor whom I refer clients to down there. I don’t participate in the mls or live close enough to represent clients. He only works with investors & is an investor himself. A client I referred to him is closing next week on a 4plex. I met that client on BP!

If you are looking for multi-families you could always look in the Rio Grande Valley. About 3.5 hours south of San Antonio near the border, the RGV, has newer multi-family opportunities that are scarce San Antonio. Check out McAllen and Edinburg! Not so much in SA or surrounding but maybe it will fit your criteria.

I have met with the top three in person a few times. The last one was referred to me by a trusted industry partner. My clients are in the midst of interviewing them to see who will best fit their needs. I have seen their online portfolios and talked with some of their past clients as well.
