Hi Julien!
Welcome to BP! There's hundreds of people on here who will help you, you just need to be willing to dive in and meet people!
1) I'd continue to fill out your profile before you do anything more, as that will at least help folks that you reach out to know that you are a real person! Particularly be sure to include your headshot and goals for real estate investing so that folks on the site can help you.
2) Go to the search bar and type in the city/state where you are looking for your first deal. Find some local members in your area and reach out to a few folks, perhaps those with hundreds or thousands of posts in this forum, and connect! There's also a million local meetups you could filter through and attend in your area to meet in person.
3) Review this comprehensive 64 page deck on the state of the 2023 housing market for real estate investors put together by @Dave Meyer and available for all BiggerPockets members. It'll help you in this uncertain market and help you to not redo your previous mistakes.
4) If you already have a property in mind to purchase or are ready to pull the trigger, go to our Agent Finder and connect with an investor-friendly agent who can help you close your deal.
Hope this helps! :)

Zeona McIntyre will speak about and sign her new book, 30-Day Stay: A Real Estate Investor's Guide to Mastering the Medium-Term Rental, on Wednesday, January 11th at 6:30pm, at Boulder Bookstore.
_________________
30-Day Stay is a thorough guide to finding and operating a medium-term rental (MTR). The concept is simple and profitable: Instead of fighting short-term rental regulations or sacrificing cash flow to long-term rentals, the host requires a month-long minimum stay in a furnished property and reaps massive profits.
With nearly thirty properties and decades of real estate investing experience between them, authors Zeona McIntyre and Sarah Weaver introduce a powerful yet flexible real estate asset class with entertaining case studies woven in to keep you engaged the whole way through. Discover exactly why this strategy trumps short-term and long-term rentals and learn how to find the right properties in the right markets, supply the right furniture, and source the right tenants.

Hello everyone!
This sub-forum IS NOT for referrals, recommendations, "in search of...", "looking for...", or other type of contractor rec posts. If you are looking for a referral for a contractor, please go to our Real Estate Classifieds forum and post there! If you're a contractor looking for work, you can also post in the Classifieds forum. Please geo-locate your posts to make searching easier.
This forum IS for general questions on contractors, tips or advice on how to find a good one, review of estimates/costs/fees, general advice/help for contractors questions on projects you're looking to do, etc.
Let me know if you have any questions! Now, chat away!

Hey Mark! Thanks for the input! I'll chat with the team and see if there is enough interest for this specific real estate strategy to create its very own forum. In the meantime, I'd suggest you still post in the general Mobile Home Parks forum to get your questions answered!
