Hey @Steve Stanley! My husband and I were on the Rookie Podcast recently and talking about this problem exactly. You should check it out - Rookie Podcast Episode 217

Ultimately we decided to self manage 90% of the time since property management companies were taking such a large cut of our potential cash flow (Denver and PCB markets). 

There's definitely a "boots on the ground" person you can hire a la cart for ad hoc problems, we've done similarly with our rentals out of state and we found them through our agent! Let me know what you decided on ultimately!
