Thanks for the reference @Ryan Johnson. @Casey Crowe I have 7 Airbnb in and around the med center. For a 1/1 they run about 65-75 a night, but are a bit nicer and just two blocks away. In terms of what one could cost. I have an apartment complex that I own that is 2.2 miles away that 2/1 are renting for 995 per month (plus utilities and laundry fees). Anyone could rent these units and then Airbnb them out to patients. Message me or email me (email in profile) with any extra info you need and I can give you the numbers.

@Andy Nguyen it's not illegal. You do have to disclose as @Cody L. and the owner may not let you do it. It's hit or miss and comes down to your pitch and/or the owner's appetite for it. @Cody L. and I both own apartments and have allowed it. As long as you cause no extra problems it's not that big of a deal. I personally find large risk in doing this as your primary investment strategy (see driver earnings through Uber over last 10 years). The platform can take more of your revenue any time they want without notice. Sure there is a little competition (again see Lyft and other local competitors for Uber), but at the end of the day it's worth factoring in to your long term model.

@Barbara Gordon I would recommend being all in around 1% rent to price ratio or maybe 0.9% if you just love the deal. So if I am going to rent the place for $1,000 per month I want to pay $100,000.

@Ben M. your best bet would be to buy a home that you are going to owner occupy with an FHA. Live in it and fix it up. Then after a year you can get another FHA I believe. I have a mortgage guy you can work with pm me if you need the contact.

@Tushar P. it's in East Downtown near the Ninfa's on navigation. The back 2 units were built in 2013 and the front house has a weird chop that we will probably make into one unit that was built in the 70s or so. Had a decent rehab though and we left current tenants in there and just replaced the owner in the back building.
