I just bought two flips this week , one of them does not need much work on it may be just the paint and carpet and bought for $90000 and may be $7000 on rehab and ARV $129900 and the second bought at a sheriff sale for $46201 and needs about $15000.00 rehab and ARV $75000.00. It is just an estimate and let us see what happens next. I will come back and post the result once sold.

Is this 90 day rule everywhere in us or certain states. I bought a fix and flip property today in the name of LLC in Fort Wayne IN so do we fall under that rule.

Ask them to pay an application fee and screen them through smart moves by transunion . Verify their income and employment . Do they have kids , what if they break up which is very common in this kind of renters. Both in the same industry is a big risk . Hope this helps.

Zillow.com is a good source your self research but do not solely depend on Zillow because some numbers are vague but you can find almost everything on that website.

If you are new to this business which you looks like get a title search through title company and have them explain it you properly too. You can go to the recorder's office at the county and get those liens etc but to be safe title search is the safer route.

Greg Horn is this tackier certificate course really worth it because I have heard that most of these courses are scam , I thought I should check with you before buying it.
