FIRST SUCCESSFULL FLIP

As I posted in this thread that we bought a house at auction.com for $90000.00 om March2nd  and spent $12205.00 on renovation and sold it for 139900.00 ,the listing price to the  first buyer .We had to go through some ups and downs during the flipping process but we made it finally with a profit of $23212.34. I think this is a pretty successful flip but it all happened the help of all the good people on the BP forum and the BP tools. Thank you all for your help. On to the second one which we bought at a sheriff sale and still renovating it .

I charge 10% on the balance after the grace period and never waive it because then they think they can get away with making excuses. Be plight but be firm and never waive the late fee.

I don't think it's a good idea because it could be changed and it has also a liability if you lose that information.Let them pay for the screening and also they start telling the truth when you tell them about screening. The bad ones are automatically scared away.

To get a second opinion use the BP analyzer calculator and it is free and gives a pretty good idea.

Pinallas county ,I think is best for investment  now I heard but some people posted Cape coral but two months ago I went to Cape Coral and still like clearwater area more than fort myers and cape coral.

Just my thought may be the opposite for some.
