@jscot @Brandon Turner I am reading The book on flipping Flipping Houses that I bought on bp a few days ago and like it very much a step by step approach on everything specially for new flippers but I could not find the excel version of those downloadable files that we can use to make our scope of work .Can any out there suggest me some downloadable excel file templates to use for our scope of work.I tried the file area on bigger pockets but did not like as much as I liked the one in the book.Please help me .

@James Bitakis I did get a title search before bidding and also I have received an email about closing on March 31st ,2016 ,all I am worried that would the closing be done on time .

I bought an occupied house at the auction.com and after signing the purchasese agreement ,I went to the house and asked the occupants politely to vacate the house in a week and they happily agreed and did vacate the house and now we changed the locks etc. and have the possession of the property but the closing in in about 2 weeks as told by auction.com,So my question is should be go ahead and start working on it or should we wait for the closing.

I keep 6% for capex while doing my analysis on any kind house because things come up and come up fast.
