@Phillip Dwyer

I checked the local association. They have a tenant lease available, but not a specific contract from owner to agent for management.

I did find a sample through IREM, but I was hoping to compare others.

@Paul Nagy

I wish I would have seen this post earlier. I am a real estate broker with Blue Springs as one of my target markets. What did you decide to do with this property? Let me know if you need any assistance. We also offer property management services.

All the best--

@Kenneth Cummings

Another great welcome to the BP. Ive been in real estate for 10 years. My wife is my assistant (God help us on some days). With that said, focus on getting stuff done #GSD more than getting your license too.

To say it again, ask questions, read much, share experiences.

As someone else mentioned, MAREI is the larger REI club in KC. Check them out. MAREINET.com Ive been a member for a while.

All the best.

Im sorry to say, but your Denver Broncos are going to fall to the Kansas City Chiefs tonight! If I lose the bet, I'll buy you dinner at a famous KC BBQ joint if you come to KC.

@Brandon Turner hold on a second. Let's get back to the fact that this is a 16 year old wanting to get into investing. Applause!!!

@Kenneth Huddleston Congrats on your pursuits. You are likely better prepared than most other newbies out there. Keep up the efforts and do check out the links that Brandon shared.

Next, have you learned about Coverdell accounts? As I understand, you can actually have one of your own. Its a self-directed IRA but for education expenses instead. Learn up and ask your parents to sponsor.

Id be thrilled if my 16 or 15 year old would put this much effort into learning a business at this point. Again, go get em.

@David T.

What is the context? EIN is for a business. SSN is for an individual. If you are renting a house, I assume that you want the SSN. For commercial space, you may actually want to look at a D&B if the tenant has one. If someone is trying to use an EIN to rent a house, Id have questions.

I just this response from another investor. Does anyone with great knowledge of the Dodd-Frank want to chime in with a response?

"DF has placed a lot of fear in investors. However, it only applies if you are a dealer or doing more than 3 land contracts per year. Also, many of the states are not paying any attention to DF. One way out is by placing the land contract properties in separate land trusts with you or your LLC as the beneficiary."

Ive searched the BP to no avail. I'm looking for samples of management contracts between property owners and property management companies.

Am I missing them somewhere or does anyone have one that they are willing to share. I even checked the FilePlace, forums, etc and couldnt find any.

Its nearly 2014, have you done your annual review of contracts/addendums?

@Andy Robison

Blackstone's back story is rather long (google them). Essentially the piece of the company referred to on the BP is their company that has invested billions of dollars in very recent time to buy thousands of houses in select markets around the country. Invitation Homes (google em) is their property management company that shows you a bit more about this part of their business.

They havent concentrated on the KC market, but there are a couple of other large fund holders that have bought in bulk from the KC area, hence, lower inventory.

They are a fascinating company to follow and learn from.
