I am a local wholesaler in the Kansas City, Mo and my partner owns a well known property management business. We are in the beginning stages of implementing a variety of different services to her landlords & investors, one being 1031 Exchanges. We don't yet have the capability to intermediate the exchange of funds so we are planning on using a local real estate attorney to facilitate these transactions. My question is how can I structure these types of deals to maximize my returns? Can I still assign a purchase agreement to another buyer if it has a 1031 Exchange clause written in? Any help in this area would be greatly appreciated, and would love to speak with someone who has experience with this, quite possibly a few JV deals just to get the jist of it. We are in a great position to acquire discounted property through the property management business and I want to provide every avenue of real estate investing to our clients.
