Did you do any renovation to the units throughout the tears?

Yes, I did major renovations on two of the four units and basic renovations on the other two. I also replaced the roofs and two of the HVAC units.

I made a plan at the beginning of the year to expand my real estate portfolio using the 1031 exchange. I liked my property in Tucson, but I wanted to move on to bigger deals and increase the number of units I own and more than double my cash flow.

I still am investing long distance, but I wanted to invest closer to where I live now.

It has been a pretty busy year for me even with covid-19. My goal was to double the number of units I own in 2020. I'm still on track to do just that, and I currently have four duplexes under contract. 

My secondary goal for the year was to get my real estate salesperson license, and while I completed the required education to take the exam, it has been pushed back due to the virus all the way to July.

My wife and daughter are a huge motivator for me. I used to dream of big money success in all of the material things that I envisioned success consisted of, however now I am focused on my family and I want nothing more than my daughter to have a good life.

This strategy is actually discussed in the book 'The Millionaire Real Estate Investor'.

I am actually doing a modified version of this plan. No need to use a 15 year mortgage. You can still do a cash out refinance of a property and use the money from the debt paydown and appreciation to live.

I think the heavy hitters here are those who share their knowledge and experience consistently over a long period of time. They have done a lot of deals and don’t mind sharing what info they have while still being humble and admitting what they don’t know.

Perhaps they contribute extra by going to meetups, writing articles, making videos, going on the podcast, or just starting excellent forum topics.
