Hey BP community.

 I'm a realtor in Atlanta, Georgia. I have a few clients that are looking for some new builds and I was hoping for some recommendations for some builders.

Hey bigger pockets, still a beginning agent and Something has me thinking. I hear a lot of people complain About their realtors. Many for many different reasons.

Value is important to me, would hate to ever give someone a bad experience. So asking a huge favor!

Please let me know what you guys expect from your agents. Or what stands out to you when you are looking to hire an agent. Any input would be greatly appreciated.

Welcome to BiggerPockets. The Atlanta market is crazy right now. Home prices are at historical highs. My advice to you would be to look for value. Meaning, find something that needs a little work. I wouldn’t recommend buying anything that’s turn key. Why? Because you’re going to pay a premium price. Since the housing supply is so low, all properties are receiving multiple offers.

Sit down and determine what you’re comfortable spending. Also, don’t be in a rush to buy. A lot of newbies feel like they have to purchase something right away. This isn’t the case. Real estate moves in cycles and right now we’re in a very confusing up cycle. But the market can’t go up forever. I’m not telling you to wait, I’m just recommending you to be patient. True, don't think this is just Georgia/Atlanta though. Heard it's been going on nationwide. This is great advice though, makes no sense jumping into a deal and paying way over ask because of emotion. Patience is key in this market.

Love that you took the time to share your story. It was very inspiring for a rookie investor myself. I've been on the bigger pockets for a while, but until recently I never really committed to coming on here everyday to connect with people and learn. Must say I've learned a lot. I encourage anyone with interest in building wealth with real estate to join the community. I'm a real estate agent in the metro Atlanta area, maybe we could have connect for a talk one of these days. Would love to talk about the journey.

Been on the bigger pockets forums for quite some time now, learning from each and every one of you. It’s been very informational. Decided to get my license as a way to learn about the market and possibly build some funds to start working towards my own deals.
