Dave Ramsey suggests that real estate investors begin with cheap properties and paying cash.  I personally like the idea of starting small and conservatively and not getting too crazy with the loan commitments / debt.   For my first one, I hope to start with an inexpensive home and try it out.   Ramsey also says that when you start with a lower cost property, you will learn the lessons of how to manage tenants, fixes, etc. etc. etc. and you will learn the business.  

Have you looked at both properties?  What about home #1 with a portion of it financed through maybe a home equity loan?

Nick, what is it that you hate about showing properties?   Is it just that it is time consuming?

This is very helpful.  I want to make a prepared and informed decision about investing in rental real estate and becoming a landlord.  I wouldn't have thought about lying, good to know.  Your insights are very helpful.

Hi everybody,  I am wondering, how good is the Bigger Pockets Pro forum?   I have looked at the service matrix and it seems that the Pro Forum is only available to Pro members -- so….  is the experience worth the price, and why is it worth the price to you?

I like forums.  I like reading what the more experienced members have to say.  But I am new to real estate and not even investing yet. 

I understand that I could try it and cancel, but I was hoping that Pro members could give some good descriptions and examples of what's going on over in the Pro forums.  Thanks!!

Lay it on me friends,  I want to hear what you hate about land lording.  What should I expect that is a real PITA?   I read in someone's post the other day that they hate land lording.  It is my goal to try land lording and purchase and run a rental property.   If you are a veteran landlord, which parts of it are the rough spots?  What are your hassles?   I know that good management can take care of a lot of your issues.  What should I be prepared for?  Thanks!

It looks GREAT!  And forums aren't easy, either.  Well done, guys!  

Don't forget to track your mileage expenses, and also, the Bigger Pockets podcast is good listening for commutes (although the episodes are a little short for your entire round trip.)
