@Richie Thomas it is great to mitigate risks however don’t let that get in the way of taking action. You will make mistakes as a new investor.
To mitigate the risk with the appraiser have someone meet the appraiser at the house and have a detailed list of all repairs and updates you have made to the property. Also have all your comps ready before you meet them.

@Richie Thomas This question is very market specific. Here in Huntsville as @Peter McDonough mentioned pulling a permit does not mean quality work. One instant of this is we had to get a service mast change out reinspected 5 times after the city initially passed the inspection however the utility company did not approve the work. I have several other stories of this as well.
For this reason I recommend someone that is looking to get into rehabbing at least have an understanding of what needs to be done in addition to getting inspections. The city inspectors essentially are looking for safety issues and checking a box.

I am a local Huntsville investor I would highly recommend working with your property manager as they should have knowledge of off market deals, they should have in house contractors or have good a good relationship with several vendors, and they should be able to find decent rent comps.
As for estimates on rentals look at zillow, facebook marketplace, rentometer. Rehab budgets can be a little tricky as it heavily depends on the type of materials you put into the units.

@Tim Hendricks As previously stated those numbers are hard to find here in the Huntsville area now. I would definitely recommend visiting the area or working with someone with boots on the ground. Roughly 20 miles east or west of Huntsville you are back in regular Alabama.

Hi Breelon,
I invest in the far west side of Jackson, MS as well. 0 appreciation there however there is decent cashflow so the mythical 2% rule is easy to find.

@Samuel Smith That is good to hear. In the current market you would need to look at all sources to find good potential deals. I would recommend reaching out to wholesalers, looking at foreclosures, and contacting sellers directly to find better deals.
