Checking into this old thread. I am thinking of doing the same thing with a maintenance company. Did you ever start yours? Could you share any pros or cons?

I saw that property on the MLS. At that price point that property is sure to move fast. I definitely don't think that it would be worth tearing down to rebuild in that subdivision. There are no other new builds in the area. If that was a little further norther or East that may be a viable option.
As far as rehab that would not be an easy project if it were your first time to at the rodeo. Nevertheless that is a great rental neighborhood. Also, there are really no D class communities in Huntsville and it hasn't been a property on the MLS that low in a longggg time.

I personally use Redstone Federal. The loan up to 85% LTV with relatively low closing cost. Only downfall is that only amortorize for up to 15 years on the commercial side. I would also look into Service 1st Bank as well as they loan up 80% LTV with 20 year Ams.

The Huntsville market has gotten pretty competitive as of late so many of the good properties are picked up fast. Nevertheless there are still some out there if you are willing to do your due diligence. I would personally recommend coming to the area to get a feel for the market. If that is not possible definitely reach out to some of the local property managers as many of them are agents themselves, @Zachary C., @Carolyn Dietrich. I would also reach out to some of the wholesalers in town. You can find many of them on local FB groups in the area.

In the current market it is tough to find a good contractor as the good ones have more worked than they know what to do with. In addition to that a lot of them are hesitant to work with out of state investors. I have some good ones that I have used personally used. PM me for their contacts.

@Laura Spaulding I am a local investor and I do my own property management. I would personally contact local property managers and see if their goals and service line up with your needs. @Zachary C. and @Carolyn Dietrich both run property management companies in the area.
For GC that may be a little tougher to get as a lot of contractor are busy as the economy is doing well and we are heading into the summer. Nevertheless, PM me and I can send you some of the contacts for some of the contractors I have used.
