Where is the property located? What is the description in the MLS? Most land would have a parcel number so if you can find that you should be able to look it up in the county records.

I have primarily been investing in the Mill District.  It is definitely a working class area although it has been transitioning as of late with the new construction near Lowe Mill, Campus 805, and the Stove House.  My properties there have been pretty stable with very little turn over although I would highly suggest doing a thorough tenant selection as with any rental.  

If you want a safer bet but with out much cash flow stick to the areas with the best school districts.  35758, 35801, and 35803.  Its starting to see more appreciation in those areas.

I am an investor here in Huntsville.  I have talked with @Zachary C. with Astro Property Managment at one of the REIA meetings here. They know the market very well.

Most of Huntsville is good for rentals as their is not much crime in the area as compared to many cities in the south around the same size.  As far as areas to invest, I personally put my money to work in 35805 and 35758.

Hi Brian,

I am an engineer here in Huntsville as well and do buy and hold real estate investing on the side.  I currently do my own property management.  Also, I have not yet ventured into multifamily however I have my suggestion would be find a good property manager as many of them hold brokers licenses and will know when potential properties will come up on the market.  I have seen many multifamily properties here use RCPM, Hamlet, and Dietrich.  PM me if you need their information.  Best of luck on your investing journey.

It is the neighboring streets near the old Lowe Mill Warehouse.  Mostly the number streets between Governors drive an Bob Wallace.  The northeastern portion of 35805.

@Leanne Kreps  I am an investor in the Huntsville and own a few properties in West Huntsville.  Huntsville has definitely seen a lot of growth as @Troy Marschall stated.  The Lowe Mill area was slow to this process until late.  The market there has done a huge turn around.   This is an older area of town and was previously many "d class" properties.  Some of those properties were going for $15K not too long ago and now are going for $60K in the exact same condition. The developer in the area has several properties under construction right now.  One of the properties recently went under contract.  It was listed around ~300K.

Things added to the growth of the Lowe Mill area is the city is promoting it as an entertainment area of Huntsville.  In the area is Campus 805, Stand up Live Comedy Club, and of course Lowe Mill.  Currently under construction is the Stove House entertainment facility.  All of these venues are in close proximity to one another and will one day be ideal attraction area of town as there is not much to do in the area.  The Lowe Mill area is the gateway to downtown and the hospital district as well.  The one thing that inhibits the growth of the area are the rows of low income housing directly in front of Lowe Mill.
