Hello @Torey Chumbley,

Property management is definitely a vital key to out of state real estate investing.  I am a buy and hold investor here in Huntsville and I do my own property management so I can not speak on working directly with AHI.  That being said, I know of a few individuals that have rated their services as pretty good.  AHI is one of the bigger property management companies in town that offer a wide range of services.

One thing that I would consider before deciding on a property management company is finding a good agent in town and seeing their opinion on property managers.  Also, I would call one of the company's listings and see if you like the service they provide when answering the call.  If you need a reference to an agent just PM me.

Hello @Lance Middleton, I am computer engineer here in Huntsville and moon light as a real estate investor.  My family currently lives in Texas and when I first got here I thought that would only be here two -three years so that I could finish my masters.  Well I finished my Master's five years ago and I am still in Huntsville.  The place could easily make you comfortable with the low cost of living and decent salaries.

To that end, I still bought a house within the first year of me living here because I hated the idea of paying money for rent when I would never get any returns on it.  Plus, I HATE living in apartments.  Anyways, when shopping for a property I made sure that I could find something that I could sell in hurry without losing my shirt.  To do this I looked for SFRs that other people would like.  I eventually found a foreclosure with close proximity to Research Park.  I then started "house hacking" one of the rooms on AirBNB and that was enough to pay most of my mortgage.  In the end the decision is up to you, however just know that I have been in your shoes before.

@Lauren Bishop  I have a couple properties in Madison, AL and it hasn't taken that long to get them leased out.  The floors in your place do look a little worn however have you had them professionally clean before.  I know of an affordable guy if you need an recommendation.  Also if I was going to install the floor I would just replace all of it with LVP.  Low maintenance and you can put it in all of your wet areas.  Where is your property located in Madison?

@Matthias Wilson I am an investor here in Huntsville.  I personally invest in SFRs here in Huntsville and I do my own property management.  I have heard good things about Dennis Norton with Rocket City Property Management.  As far as multifamily properties in the area there has been much appreciation in the market and has become more competitive.

@Gregory Schwartz I am an investor in the Huntsville market and it is a relatively small market however it does have a strong economy and is experiencing some growth.  I know of some of a good agent and wholesalers in the market.  DM me if you need their information.  Best of luck!

Thanks for sharing @Cindy Coker.  I do AirBnB here in Huntsville as well and I am concerned about the new restrictions as well.   The options that the city have provided so far are not good.
