Hello,
I am currently under contract for a property that was purchased at a tax auction here in Huntsville, AL. That company failed to pay taxes on the property and it was then auctioned off again in 2012. The current owners have had the property for 5 years and have obtained the tax deed for the property since the period of redemption passed in 2015. I had a title report done on the proper and my attorney told me that I would not be able to obtain marketable title due the owner's only issuing a quit claim deed. For this reason they did not give me a owner title insurance policy. My plan is to keep the house as a rental long term but I would probably want to refinance it one day.
With all that being said, my question is has anyone had experience with perfecting a title after a tax sale? If I could contact the previous owners and they release their interests in the property wouldn't that suffice for curing any encumbrances?

@Vaden Hoffman Hello, I am investor in the Huntsville area. I primarily hold single family rentals and I have a few short term rentals as well. There are some multifamily units near the UAH and Alabama A&M areas that provide great cashflow, however they are not in the best parts of town. Also there are other multifamily units in South Huntsville as well that offer decent cashflow in great school districts. These units have appreciated a lot (in terms of Huntsville) in the past few years as the market is back for them.
Like @Annie Dickerson and @Brandon B. stated above Dennis with Rocket City Property Management knows that market in depth and would be great at pointing you in the right direction with multifamily units.

@Daniel Harris Nice to see other investors in the Huntsville Market on here. Huntsville is a great market to invest as @Mel Leishman has stated and it is expected to grow.
I primarily do buy and hold investing where I have found most of my deals off market. I have done this by attending the local REIAs, networking with wholesalers such as @AJ Cole, and even on craigslist. There are deals available but you must be prudent in finding them.

That property is in North Huntsville, as @John White mentioned, there is not much growth in the area. For that reason the property values may go down, however the area does bring in decent rental rates. I know several investors that bring in good returns in that area.
@Brian Reynolds Outside of North Huntsville, most of the area is growing. We are seeing the best appreciation near the Five Points/Hospital District and in Madison(due to the strong school system). An area that I personally invest is 35805 near Lowe Mills and the Campus 805 area. The area is currently a working class community. The properties there have nice cash flow and are prime for gentrification as many of the properties are similar to the homes in Five Points area for a fraction of the cost.

I am a buy and hold investor in the Huntsville, AL area. The market is good here especially for rentals as there is a strong job market and low vacancy rates. Also Huntsville is expected to grow with the investment from Toyota as well as other government agencies expected to move here. Let me know if there is anything I do to help you in this area.
