@Alex Peralta Jackson, MS has properties in that price range in B to C class areas that fit your criteria.    Properties can be purchased for 10K to $20K and then rehab for another $10K to $20K. With these properties I normally rehab all major components so cap ex will be low then do a thorough screening of tenants. These properties normally bring in anywhere from $600 to $900 per month in rent depending on the bedrooms.

I personally started out listening to a lot of the podcast and finding other investors here locally. There is REIA meeting held at the Westin. You can find their information on meetup.com.

@Jeff Howard This appears to be a good deal especially if you can get the rent to that price.  The first thing I noticed is that it is turnkey, but may need repairs to be rent ready?  Who will be responsible for those repairs?  Also the taxes in Huntsville will probably be a few hundred dollars higher than the amount you estimated.

@Kris Langford Welcome to the BP.  A lot of people are faced with the same circumstance you have when started to invest in Real Estate.  I personally would suggest reading a copy of @Brandon Turner's book on investing in real estate with no or low money down.  The book goes over several ways of getting into real estate investing.

@Nav Singh  I have heard the Huntsville is very strict on "grass enforcement".  What property management company are you using?  I personally would suggest Dennis Norton with Rocket City Property Managment http://rocketcitypropertymanagement.com/
