I found many nice areas in East Orange. Irvington is considered rougher and newark varies. The areas are definitelly going through a transition with all the building and things going on in the areas now

You can find deals in the city but it's not something I would rely on. You have to be willing to decrease margins in that case and go into the higher units, commercial market. There's less comp there which makes it easier to compete. however growing areas upstate like Rochester & Port Jervis are areas where you coul potentially get that kind of value and definitely don't forget about New Jersey. You just have to be prepared for the highest taxes and laws but that's leveled with the kind of rents that are put up here. I was wholesaling in Newark, New Jersey and its on a swing. Ultimately just pick your market and as things change you'll start seeing the niche area you naturally do better in. Just be ready for the ups and downs and expect them

Hey I'm currently negotiating a deal for a property in Port Jervis, NY 12771. The sold properties around the area seem to leave an ARV around 270k-280k. Medium repairs need around 35k (bathroom update and redo, floor, cosmetic, shrubbery on many acres, etc). What would be a great price to get it at as a flipper since this would be my first flip. Also margins as a wholesaler would be great as that leaves me with multiple exits.
i was thinking somewhere around 150-170K

@Anthony Perez - I am just upfront with all of it usually but I am always open to try something that will help the end game so thanks for the feedback. DO you just keep it disclosed until they go to closing and don't have it upfront on the AOC
