I am in the Philadelphia, PA market and I get the same number of results from both, but I tend to get higher quality tenants (higher income and better credit scores) from Zillow.

Hi @John Powell when you are interviewing property management companies go over these items with them. Most companies will take care of various preventative maintenance tasks.  Since you have very specific tasks that you want completed on a specific timeline, you may want to add it as an addendum to your management agreement to ensure that you and your management company are on the same page and that your expectations are clear.

Hi @Daniel Singh if you are planning on investing out of state get a property management company in place first. If you are flipping (have them oversee the rehab/repairs), if you are holding get them available from the beginning to avoid as many headaches as possible.  Happy Investing!

Welcome to BP @Cal H.!  Philadelphia is a great market to invest in!  The areas that you are interested in are a little tricky, each one has great areas within the neighborhood and bad areas.  Just make sure that you work with someone that has a good feel for those areas.
