Hi @Nathan J. It sounds like a good deal and if you go in with a solid plan it can be a great deal.  Parkside is a good area.  The median rent in that area for a one bedroom apartment is $825, the median rent for a two bedroom is  $1250 so depending on the condition of the property you will be able to raise rents a little and cover your management fees.  Make sure that your property management company is efficient (stay on top of preventative maintenance, inspections, and collections) and reasonably priced (ask for a multi-unit discount).  You will most likely be able to get those expenses under 20k/yr and the income over 60k/yr.

Wow $80 is so high!  I am a property manager in Philadelphia, PA and we give our clients two free service calls per month and $35 per hour for minor handyman issues.  A lot of property management companies call contractors for EVERYTHING. Some of my new clients have paid their previous PM company as much as $125 to plunge a toilet!  I think the key is to find a property manager that will treat your property as their own.  I mean if I had a light switch in my house that went out, I would not contact a contractor I would call a handyman.
