Hi @Jacob Smith, I provide similar services to my out of state investors including overseeing repairs and renovations.  I charge $125/hr for inspections, comps, administrative support, getting estimates from vendors, and number crunching.  For overseeing repairs and renovations I charge 15-20% of the repair invoices.  I provide my investors with invoices that explain all charges.

@Ally Kumar it is best to put the problem tenant and liability on a property management company.  Start interviewing them now and explain the situation.  As soon as you make an offer on the property prior to closing put the property management in place.  They will take on the responsibility of getting the tenant out of the property within the perimeters of the landlord tenant laws of your city & state.  When making an offer for the property you should also deduct the approximate amount of eviction and property management costs.

If you are looking to hold I would say in Philadelphia look at Overbrook, University City, Point Breeze, Mt.Airy and Grays Ferry.  In the suburbs I would say Drexel Hill, Haverford, Abington, and Cheltenham.

If you are looking to flip I would say focus on the numbers more than the neighborhoods.  If the comps make sense and keep repairs within the the budget. Use a contractor for major repairs and a handyman for everything else.

Hi @Angela Rawson were you able to find someone?  You may want to hire a property management company even if it is on an as needed basis.  That way you will have someone available to help with your property as situations arise.
