If you do not want to be on call 24/7 get a property manager/ management company and do not identify yourself as the owner to your tenants.

If the comps are not great they should appraise based on average price per square foot using whatever properties are close and comparable or closely comparable. Maybe have a real estate agent do a free CMA for you to get an idea how the 2nd appraisal may go (get them to do one based on com parables and one based on price per square foot).

Hi @Sam Burrell I do not think that the request is reasonable if the house has already been properly cleaned.  I have been doing property management for 10 years and have found problem tenants that look good on paper but end up being a pain for the next 12 months.  I have also found tenants that didn't look perfect on paper and ended up being great tenants that never give me any problems.  

A landlord/tenant relationship is like dating and once married problems that annoyed you while dating will be 100 x's worse once you say I do.  If in your gut you feel like they are being unreasonable don't ignore the red flags.  My suggestion: Avoid the headache and wait for the right tenant OR hire a property management company that can deal with the headache for you.

Hi @Filipe Pereira did you ask for the appraisal report?  You should be able to find the problem in the report.  Unfortunately at the end of the day if the numbers do not make sense for you or your investment goals, you may have to let this deal go.

THE GREAT NEWS: I have a real estate office in Philadelphia, PA and I have lots of leads coming in.

THE BAD NEWS: I do not have enough agents to service my investor and retail leads.

I need ideas and suggestions of how to recruit more agents.  Thanks in advance for your assistance!

@Jacob Smith  On the 15-20% its based on bills (labor and materials), luckily I have built a strong team of contractors and handyman so I get the best prices possible.  And when I am managing a project I only charge the 15%-20% anything outside of that, I charge a hourly rate.

Hi @Jacob Smith Appfolio works better for larger portfolios.  I would recommend Buildium for your size portfolio and it can grow with you.
