Bought for $61500, Rehab cost $37500. Just listed for $129900  2 days a go, have had 3 offers so far! This was a 70 day rehab, which is long for us, this house needed a lot of detail work and took much longer then I would have liked.

House is in Wayne. Right by Westland/Garden city area.

scrapping is usually impossible . Best way to get it done quickly is to drywall over it. Also gives you the opportunity to throw some can lights in while you're at it.

yes I own a few small multis in metro Detroit. Great cash flow .

Metro Detroit area. Safe areas. 60-100k houses turnkey renting for $900-1300 no problem. I have helped several members here buy and sell rentals/flips

I target Westland/Wayne/Garden City/Redford areas. Safe blue collar/working class areas. Mostly middle class. Safe with little crime. Good numbers can be achieved with rentals. Turn key 70-100k houses can rent for 1000-1300 no problem.

Looks good Josh. I live in Canton and grew up in Plymouth. Plymouth is a hot market right now, especially downtown! What did you pay if you dont mind me asking? MLS deal?

Picked up this duplex in downtown Wayne. In the Westland/Garden City area. Right in downtown. Turn key, already showing it to potential renters tomorrow, put up craigslist ad right after I closed this morning. Separate utilities/ will get $650 per side. Bought off the MLS for $65,600. They had 5 offers the first day, got into a bidding war.
