That way specific questions get answered and more questions arose. Others also share their personal experiences so you can learn from others scenarios that may someday be similar to yours.

@chad Cahill welcome to BP and investing in Austin. Duplexes are a hot topic right now and it would be great to live in one side and rent out the other. That opens lending options for you that some investors can't access.
My tip would be to network as much as possible and meet as many realtors and investors as possible and let them know your desires. One may have or come across what you're looking for down the line and think of you.

Try Brushy Creek or Round Rock West. Even the NW area in Austin still has one every once in a while.

I would agree with that as well. We listed a SFR and it was leased after the first showing and deposit was paid within 36 hours. This particular property was a recent build and in a higher net worth area with top schools. It sounds like your sister and her husband may be looking for a younger and more hip vibe since she's a recent PhD grad, and I would imagine the rentals in those types of areas may go just as fast or faster.
I have seen quite a few properties in neighborhoods further from downtown (12-15 min) that have 3-4 bedroom homes that have been on the market for months.

I agree with Michael. There's plenty of privately owned single family homes that individuals are putting on the market 1.5-3 months in advance.

I agree with Nasar. My experience is that it is definitely doable in far north Austin (round rock/cedar park).
