Hello Isaac,

  You have the right approach to gaining knowledge... Find creative ways to add value to others who have done what you'd like to do. I likely won't need the help that you're offering, but in a just over a week we will close on a property that is a complete tear down so if you're interested in walking through that type of a project from start to finish feel free to message me. I enjoy collaborating and sharing knowledge with smart, young and hungry folks with similar mindsets.

I imagine you'll get a handful of people from BP that are also willing to share experiences.

All the best,

KJ

Hey Jeremy, welcome to investing in Austin! Try Craig McGuire with Liberty Construction. He's done some work for me and is on top of things and is reasonably priced.

Hey all, I am looking for property managers in Austin TX. Preferably one that has experience in Class C apartment complex properties. Any help would be greatly appreciated. Thanks!

@Juan Pablo Ceballos thank you very much for the resource. I will check it out.

@Sarnen Steinbarth yes we have it posted on all the major sites.

@kevin

@Kevin Harrison yes I am now going old school on this one and taking fliers to people and talking with them to see if we can help each other.

@Stephen E. I agree the pricing is the driver. We have dropped the rent significantly twice at this point and may need to do so again.

@nathan

@Nathan Miller thank you and I'll do that as well.

@Clint W. we have tried the paper but it's summer now and there's fewer students around. However I like the idea of a free months rent with a 2 year lease...that's a great idea! Thanks

Hey all, We have three 4 bedroom/4 bathroom units near a college campus that we need to rent out ASAP! We need to find creative ways to get our property in front of students/realtors as most tenants search the Internet and although our property is approximately one mile from campus it does not appear in searches when looking in the specific city because it is actually in a different city! Many students have already signed their leases for next fall and are away for the summer. I'm willing to invest in marketing and get creative. Any suggestions are GREATLY appreciated!!!

Thanks for sharing Jacob. It takes courage to do that. Last year we purchased a handful of 4plex's near a university and it was going great with a really strong cash flow as they were all full, but when the leases came up for renewal 75% of the units are now planned to be vacant and we are scrambling. Last year we failed to check the new construction numbers with the city and low and behold the 4 plex market has exploded and over 30 brand new units hit the market this year alone. Now all of these properties have vacancies.

That is not something I even thought about researching as this sub-market was undeserved. The enrollment numbers are increasing at over 10% annually, and the properties were full when we purchased it. A very large construction player came in and built 20 units alone. We were totally blind sided.

Any ideas to help fill the units?
