Hi @Account Closed, wow, you still struggle with that, huh? I still can't decide if that property would or wouldn't have been great for Airbnb. My brain says HECK YES! But, well, it's hard to know until one tries. I could have made the workshop into more space, too. Oh well. Cash won in this case. Unless something falls through and I am number two person in the wings! (But I hear there were a couple of cash offers. Guessing they will prevail over mine.) It was definitely a 'my taste' property. And I figure what I like, EVERYONE likes, lol! (Not true tho)
@Cindy Harney thanks for the input! I'm just going to keep learning and listening and reading. If another comes up I think will be good, I'll jump!

Yeah, thanks for your input on that little property. It truly is adorable. I just have this feeling (Not the best thing to be judging by. I know, I know, numbers are king!) that it will do REALLY well as a short term in the future. Meantime, It's impossibly attractive as a long-term as well. Ok, I have to stop getting hopes up about it.

@Avery Carl Thanks for the warning! Yeah, not doing it here. @Robin Krieb I went over asking price. The loan percentage wasn't as high as I'd thought and to compensate, I am just going to have to self-manage it. So I took out that hefty 9% rate for that. Helped a lot! Now If I get it, I must get REALLY good renters.

Hey @Stone Saathoff, I grew up in Fort Walton Beach. I’ve lived in Destin and Santa Rosa beach pretty much up until five years ago. Miramar Miramar is great, my mom has a couple of lots there for her RV.
I don’t live here anymore, I’m just here visiting to help my mom out with some things. Beautiful beaches though!

@Mike D'Arrigo I went with that popular Airbnb “numbers“ site. I can’t remember the name of it right now. I think it was a 60 something percent full rate. Again, I don’t recall. There are other one-bedrooms in there area, yes. To me, the selling point of this one is the outdoor kitchen. And the stunning looks of the place.

Thanks @Brett McManus and @Stone Saathoff! Yeah, all good points. (I went up another 10K as it was confirmed there are already multiple offers). I simply decided no management fee. I will do it on my own. I have done it before with my primary residence. It was ALLLLLLLLL the way over in Florida tho. Sold it. I stay out west mostly.
Tucson is somewhere I can be near if needed during the winter. For summer, I will need a handyman.
True, don't need home run. Just want to get in the door. The weirdness from here tho is how long do I have to wait/will it take for me to get another one? This pretty much will use up my reserves. Almost.
Oh well. Very excited about it but not holding breath. Thanks, guys!

Well, I caved last minute and went up on it. Offered 135. 2500 under asking. We shall see what happens. Totally unlikely I will get it. Competitive market, cute property, VERY affordable price range. Oh well, let the life of making many offers begin! 😂
